Our Management fee is 1/2 of the first months rent and 10% of the rent collected per month.  Our management fee covers marketing and advertising costs, showing the property, tenant screening, lease preparation and move in inspections.  

Our tenant screening includes review of credit reports, and both employment and rental history verification.  We also check court records for any possible prior dispossessories.  

We prepare all leases which are approved by the Georgia Association of Realtors.  We review every lease with the tenant in our rental office, as we explain how important it is to pay the rent on time, and not to bring any pets on the property without prior written consent from the management company.  

Rent is due on the 1st and late after the 6th of each month.  If the rent is not paid by the 6th we may file a dispossessory warrant.  We go to court, file an eviction and a writ of possession.  We then file a garnishment to collect the judgement that we receive in Magistrate Court.  

We have a maintenance staff that performs general work on all of our properties.  We also have a Licensed Electrician, a Licensed Heating and Air Conditioning Specialist and a Licensed Plumber on call 24/7.  

Although most of investors use our maintenance staff, we do call homeowners before repairs in case they would like to use someone they prefer to do the work.
